4.3.4 Importance of Integration of Facilities Management and Building Information Management (BIM) In Property Management

In the responses derived in the analysis section, most respondents indicated that there was a significant difference between the old and the new model of construction and development of a project. Most of the respondents indicated that the difference was defined by the facility integration. Since all the respondents were conversant with the older practice, it follows that each recognized that facility management was a key addition to the old model. The researcher undertook a qualitative research study. To do this, the researcher paid focus on both the changes and the outcome in order to explore the extent of effectiveness of the Strategic Integration of Facilities Management in Modern Construction and Sustainable Property Development. This research study involved collecting both primary and secondary data. The primary data was drawn from academic literature, and this was through a review of the previous literature (Carroll 2010). On the other hand, the primary data was drawn from the study respondents. In this regard, the researcher had identified 40 participants, but only 35 were usable. To collect data on this population, the researcher used interviews, and these were conducted through a questionnaire. Before administering the questionnaire, the researcher conducted a pilot study in order to establish the perceived flaws of the questionnaire. Once the data was collected, the researcher used SPSS software in order to conduct data analysis. From the analysis, it was established that to a large extent, the Strategic Integration of Facilities Management in Modern Construction and Sustainable Property Development has been effective. This effectiveness has been gauged considering such parameters as the Concepts of Building Information Management, Cost estimation, Involvement of facility management, Importance of integration of facilities management and building information management (BIM) in property management, factors required for optimizing the integration of strategic facilities management into full property development framework and the challenges of successful implementation of facilities management strategies (Carroll 2010). From each of these, inferring from the responses and consistency with the findings of the previous research studies, it was established that the new model has been effective on each. However, it was established that it has not been entirely effective considering the Challenges of successful implementation of facilities management strategies. On one hand, it was established that it played a key role during the inception stage of the new model but did not considering the later stages of the same. It was established that its integration provides the practitioner with the strategies necessary to undertake the process but does very little to guide him or her through to the end stages. As it has been established, facility management integration was initiated only to eliminate the problems and challenges that were previously faced. In this regard, the problems were mainly in the inception stage but very minimal in the completion stage. Therefore, it was perceived that the new model has not been effective as such in this area.

Based on the responses, it is recommended that  rather than have the facility management playing a role only at the inception and some few other stages within the modern construction and development of projects, it is necessary to include strategies that will ensure that it is effective and supportive throughout. The integration of facility management in the modern construction and development was mainly established to improve on the older practice. Inability to improve the previous model entirely lacks objectivity. In order to produce the most worthwhile results, it is necessary to ensure that every bit of the previous model has been changed. This implies that even the later stages of construction and development of a project have to be changed in order to achieve the best outcomes.

Another recommendation pertains to the usability of the facility management element of the modern construction and development of projects. As it was established earlier in the study, in the analysis of the responses, it was found out that there are those respondents that were unable to use the new model owing to the complexities entailed. There are the respondents that preferred the older model. Taking this into consideration, there is a need to ensure uniform usage of the model in the modern day world practice. It is very damaging when some practitioners are using an older model while others are using the newer model. This might even lead up to compromised quality of projects and structures. In this context, it is necessary to ensure uniformity. This cannot be achieved unless each of the pratit6ioners has become accustomed to the new model. To become accustomed, there is a need for all the complexities entailed in attempting to apply the new model to be explained to each party especially those who are unable to apply it. The best way to do this is to provide an explicit framework, which seeks to guide the practitioners though for a better and uniform practice.

This leads to the necessity for further research. In this regard, there is a need to establish strategies necessary for making the facility management more useful throughout rather than being only useful with regard to the inception and few other stages and being entirely inapplicable in the completion stage. This means that there is a need for further research. As such, further research to establish strategies that will ensure applicability of facility management all through the new model will be necessitated to improve the practice even further. With the strategies available, the facility management will support the whole process, and more challenges will be eliminated.

5.2 Further Work

As it has been established, the integration of facility management has been when applied in all the stages of project development except for the later stages such as the completions stage . As AIA (2007) defines, a change means transforming every bid of a particular model in order to realize the full array of benefits that the change presents. Mapping this to the study, it means that there is a need to research on further strategies that will support the application of the facility management on the entire model. Researchers will have to look into what else could be done in order to ensure that the model is entirely changed. Considering that idea here is a strategic facility management, it means that it should not only look into the general perspectives or the general problems of the older model and thus seek to eliminate these problems. Rather, it should seek to identify the prevalent problems with the older model, seek to establish the possible problems with the later stages of construction and development, as well as, the foreseeable and potential benefits that the facility management might be effective in. The current nature of integration partly does this. To ensure a better practice and improvement of the industry, there is a need to ensure all these have been looked into and attained. With the current research, this is not possible. This calls for further work, which cannot be achieved unless the research is embarked on. While this is the case, ensuring that all users of the model are accustomed and familiar with the applicability of the model is also essential. As it was identified after the analysis of the questionnaires, not all the users were conversant with the applicability and thus resulted into using the older model. There is a need also to research on these difficulties in its applicability. With research, the difficulties and challenges will be contained, and every user will be able to apply the new model in their practices and thus a massive improvement of the industry.
